Hark! a Unicorn 

“Oh my God! You have a Unicorn.” The site for sale in Sacramento’s San Juan School District is located near Watt and El Camino. The Campus at 2331 Saint Mark’s Way presents a unique opportunity for educational institutions and housing developers. Religious organizations and sanctuaries for the enlightened-metaphysical-time-traveler have shown interest….. but the timing isn’t quite tight.

Upzoning or an Enhanced CUP is a Realistic Expectation

The 4.54-acre site is zoned RD5 – and upzoning it to RD10 – is a realistic expectation. For a school, the existing conditional use permit (CUP) only allows for 135 students, while the campus can accommodate 350 to 400 Students. I met with the County Planning division, and they said that upgrading the CUP shouldn’t be a problem, but it will take eight to 12 months to get it done. Immediately south of the site is the 4.2 acre Orville Wright Park.

Increasing the density to RD10 is a realistic goal for residential development, but it will take 18 to 24 months to achieve. At RD10, the site will accommodate about 45 new homes, rather than about 20.
