Hold Vs. Sell Analysis
Objective analysis of a property’s position in the market and the various Life Cycle Scenarios will make it a lot easier to make an informed decision of whether to sell or hold a property. The analysis compares the Net Present Value (NPV) of the various Life Cycle Scenarios, and depending on risk factors and ownership’s personal situation at the time, an objective decision can be made about the appropriate next course of action. For example, the NPV of selling a property may be $5,000,000. Let’s say one alternative is to hold and reposition the asset. This scenario results in a certain annual cash flow. We take a look at several years of cash flow for this scenario, discount the cash flows back to the present day, and from this we get a NPV. If the NPV is higher than the selling scenario, then the objective decision will be to hold.
